Can you Jetwash my Property?

It's that time of year again.


There's been a few bank holidays close together, another one at the end of the month & the sun has finally put in an appearance, well not today...& people are starting to notice the exterior of their buildings, whether it's their homes or commercial properties & the mild, wet winter we've had has been perfect for algae to colonise on the render, brickwork & cladding on the outside of buildings.  It's the algae (normally black algae) that causes homes & commercial properties to look tired & dirty.


I'm starting to see posts on social media where people are asking for recommendations of companies to clean the exterior of their buildings.  Maybe they've already tried to clean their property with their own domestic jet wash / power wash, or asked their maintenence team or window cleaner to give the building, whether it office block or warehouse, a once over with a high pressure petrol jetwash.


I can't say this loudly enough PLEASE, PLEASE, PLEASE DON'T!!


High pressure jetwash systems are absolutely fantastic for cleaning pavements, driveways, car parks & patios.  They really aren't ok for use on the exterior walls of buildings.


Using high pressure on rendered facades can cause considerable damage.  If you're lucky then it'll either just not remove the dirt or leave you with a stripy finish.  If you're unlucky then you can actually carve through the render with the pressure of the water jet.  High pressure jet washing can also result in water getting behind the render & pushing it away from the wall.


Similarly high pressure on metal clad buildings can result in water ingress with the water getting between the joins in the cladding,  The simple act of the water then expanding & contracting during different seasons can then weaken the seal between the cladding panels.


On brickwork the same "stripy" effect can be seen where high pressure jetwashers have been used & it can also result in the bricks becoming saturated with water.  The brickwork can then become damaged due to the freeze thaw effect when the water expands as it becomes ice in the colder months.


If you are looking to get your building cleaned then the most environmentally friendly way to do this is using steam applied at a very, very low pressure.  This is one of the techniques that is used to clean heritage buildings but it works equally well on more modern buildings that have cladding, brick or render facades.  Steam can also be used to rinse away atmospheric soiling & algae & the heat will destroy a majority of the algae spores.  There may still be some staining left using this method, particularly if the building hasn't been cleaned for some time.


Alternative methods applying specialist chemicals can be used.  This is best carried out by trained operatives from companies that specialise in exterior building cleaning.


Possibly the most well known of these processes is softwashing which is a particularly popular method for render cleaning.  This involves the application of the softwashing chemicals, agitation for particularly soiled areas & then rinsing away the chemicals & soiling using low pressure steam.  The heat from the steam neutralises the cleaning agents in the softwashing chemicals.


There isn't a one size fits all solution for all building cleaning.  The best methodology for one building may prove completely inappropriate for another due to the building design & location.
